Stony point marina

I have not seen the kitchen since then so I don't know what the renovation was or what new equipment they put in there....which would have had to be everything to make it feasable! How did Wayne change the agreement? I do not know Wayne, don't think I have ever even met him, but over the years I have heard many negative stories of him & he seems to be widely disliked by pretty much everyone I know who do know him. Must suck to have so many enemies. Crappy way to live life I would think.
 
The restaurants that would go in as proposed would not be on a barge but rather real waterfront restaurants owned and operated privately. I would imagine the entire 30 acres would be completely redeveloped. I think the proposal has a lot of potential to be something special for the entire area and the place as we know it gone.
 
I don't think anything is going to happen in this economy. Look at all the other projects on or off the river that are stalled or never started. I don't think there is a huge unmet need for these condos. All the marinas have empty slips, not just SPBM. In 1996 when I got my slip SPBM had a long waiting list. Gene threw someone out and I got the slip because I am a Stony Point resident. Back then Miniceongo Yacht club had a ten year wait. Now there has been a sign at the gate advertising slips for several years. Wayne isn't going to build condos until he knows he can sell them. If he gets a zone change it will increase the value of the property. I think we will all have our boat slips for years to come.
 
Ken, you are 100% right, however he is going to have to put a few $$$ into the marina if he wants to keep the boats that he has now. The only thing that is keeping a lot of the larger boats there are the people around them. I do know however, there are quite a few including myself that are talking about a change next season if we don't see a change in the way the marina is operated. A marina is somewhere we go, we go for the friends.
 
I think you are being wishful in believing the project will be stalled I think he has been waiting for years for this and now he will jump on it and frankly I think he will do well if he builds it right they will sell and many here will be looking for a new home for their boats. Don't love the idea of the tracks but there are plenty of expensive homes along the water front. I may even consider buying one if the price is right. I would also like to see a couple of decent new restaurants nearby that could be reach by boat. The town needs the income and this is a good way to bring it in.
 
Keep in mind, all Wayne needs is the zoning change and he makes money
. He could build condos or just sell the land to a develper.
 
The bay is too shallow to really support a waterfront like Torches up north. You would have to dredge every few years to maintain it, the cost is just too high.

The nicer waterfront homes on the Rockland side are south of Hook Mountain where the trains run more inland.

The condos will shake rattle and roll when the sales lady is making her pitch to new prospective buyers and it will turn people off.

You have to wonder if the DEC will jump in and look for some soil remediation on the site as well. The property in places has to be loaded with copper, oils and who knows what else.

Down in Tarrytown the waterfront projects have slowed and the ones over at Haverstraw can be rented for a fraction of what they thought they would be worth. Many people lost a lot of money of the condos over there and I think that will have an impact on any project in Stony Point.

It is not easy to get bank financing for a project like this if there isn't a hope for 100% sell out very quickly. I wonder who he is taking in as a partner on this deal. Someone has to pony up some big dollars to make any bank comfortable with a project like this.
 
Aren't the property taxes in SP going/already sky high due to the issues with the power plants?
 
You guys are making the wrong argument. It's not a matter of can this place be successful and why Wayne should not build to this plan. It appears that decision has already been made. There are closer condos to the tracks then these would be. Trust, me, I know because I bought one when I first got married because that is what I could afford. The question is if he can get approvals from the town and yes, he already has a partner. If aproved, time will tell whether it was a smart business decision or not.
 
Several years ago they were going to build condos on Letchworth Village property. The builder had to sell half of them pre-construction to get bank financing which would have been about 70. After one year he only sold about 20. No go said the bank. They refunded the 20 deposits and removed the sales office trailer. I don't think the economy is any better now. I, for one am paying a deposit this fall for my slip next year. It will be there.
 
Smart decision. I doubt there will be any immediate need to move. These things take time.
 
Unlike some of you I don't have a problem with low water. If I come in at dead low I go into an empty slip at the end of "G" dock rather than churn through the mud. I live 1 mile away so I can come down later when the water is in and go in my slip. I think I'll have empty slips all summer to use.

That's with the drive up. It's 30 inches with the drive down. I keep it up in the slip. Sometimes at dead low tide the boat is on the bottom and I'm not going anywhere.

That's why I had to leave! This said not all water front condos have deep water slips Piermont has very little water as well. If I had a water front home I would actually want a smaller affordable boat to tool around on I would need a big boat to sleep on to be on or near the water. Although the Haverstraw condos have deeper water I not sure how large a boat they can handle either. I know the is a member of Haverstraw marina who lives in those condos and still keeps his large boat at the marina.

I think this could work and I believe Wayne will pull it off. He already has a partner in place to build a nice place. I guess we will have to wait and see.

BTW I think Patsy Bay is going to really benefit from this! a bunch of people are going to move and winter storage is in question being the parking lot will no longer accommodate winter storage. Mike Remember I still want my spot for the Winter:) Best of luck I hope this works out well for you!

125 slips vs the 400 they have now. Sounds like a much smaller marina with no winter storage. Then again he's been steadily losing that part of his business anyway.

I just read the article and there is no big surprises there, I think this will happen and will probably be good for the area! Patsy Bay will be booming with business just don't (Mike just remember I still want my winter spot).

What did surprise me was on the side of this article was a heading something like Rocklands newest Millionaires I watched it only to see that someone I went to High School with won 5 million dollars playing Lotto, good for her!

The Haverstraw condo's have really helped revitalized that area, just saying.
 
The demise of the Haverstraw condos was directly related to the crash in the economy which was an unfortunate circumstance that nobody saw coming. After that, higher priced condos with high taxes never had a shot of selling. From what I read into these articles these will be much less expensive and by the way will be contributing in taxes to a much smaller town which will have a greater overall effect.
