Let's play a what-if game.
What if I'm thinking someday I'll retire to the delta. Where would I look? I'd want a place with my dock co-located with the house, in other words I want immediate water access. I also need enough land to have some breathing room from my neighbors, place for my RV and such so that means places like Discovery Bay don't work. I like rural, but not isolated. Rather not be on farm land, want trees and landscaping. Good sized house maybe 2400 square feet. Safe area. And let's really complicate things and ponder the future of the delta - will it always be around? Is there anywhere more likely to survive the political nonsense over the decades to come?
Tall order, but it'd be fun to start looking now, maybe even buy the place and rent it out until I'm ready. Appreciate all you Delta folks and your observations on this, perhaps even pros & cons of living on the water.
