The market will decide what the right price is. When people that are renting there start to look at other options, or the number of prospective renters start to dwindle you’ll know the sweet spot.
My buddy used to rent the property in front of mine. Owners are elderly. They let their son-in law start handling the rental in 2012. He raised the rent immediately. My buddy started looking elsewhere, and actually wound up buying the house and dock on the other side of where he was renting.
The son-in-law is a jackass and kept to the high price with no takers.
The rental dock stayed empty until last season. That’s when the old people let their grandaughter put her junker boat there for free. Now we all have to look at it.
Those old people have lost a bundle because their son-in-law is an idiot.
 
AYC is a steal!!! In merrick its 130 a foot for summer plus electric ( metered ) and 62 per foot for winter.

Does the $62.00 per foot for winter storage include hauling, blocking, power wash the bottom, spring launch?
 
AYC is a steal because the office allows it.
Think about it, office gets 10% of rental.
You think they care if they rent it at $5K or $4.5K, its not a big difference to them.
I think there should be a schedule that rents slips by the beam. So if a guy with a 12' beam gets at 14' beam slip, he pays for 14'.
Then there should be premium pricing for D dock, since it is the best dock.

AYC is a steal and its up to the owners to request a vote to change it.
Who is in? I will start a petittion to get a vote on a board meeting.

Also if slips rented more then the would cost more to buy. Prices on slips haven't gone up in years yet there was NO empty slips this year and it seems like other marinas are all increasing rates.

Hmmm...........that leads me to suspect that perhaps you may have found the sweet spot for rental and sale prices, or at least it may be wise to do some research and give some objective thought as to why that’s the case.

That was a typo.
There was NO empty slips.
We were 100% full this past year.
 
100% full last year with a waiting list, AYC is on target to be 100 percent full this year as early as now!
 
15 years ago I bought my first slip in the AYC, next year sold that slip (got a bigger boat) and bought my present slip. My present slip has increased in value by 40%. Not much increase , but over that 14 years, new slip I saved 23K in rental fees. 10 years ago I bought a second slip, rented it, that slip really has not increased in value, but that slip pays all my costs for my primary slip plus 2.5k a year to go towards expenses

Now there is a value of money invested and if put somewhere else. My best guess, made at least 5% per year.

I was thinking my Marina was the most expensive on LI at $188 a foot. So wrong!!
Just got off the phone with Danfords, for my size boat its $240 a foot & $1,500 for electric. Can bring that down to $220 a foot if paid for before 12/31
