Building new dockage

Just wondering, since I've been on boating sabbatical for a 4 years, if there's more or less dockage available nowadays. Our condo is considering building 5-10 slips for owners or rental. My argument is to offset some condo expenses with rental income> i know a few years ago, there was no place to dock, nowadays? Who knows? We're in Vero and I know the 1 small inside rack storage place is almost full.
 
Most marinas have seen their tenets numbers fall, even in the good days Vero had empty slips. I used to have my boat at Loggershead in Vero and they always had plenty of slips open. I would think that if one looked around now you could have your pick.

Like all construction, now's not the most opportune time. It would add value to the condos though maybe not enough to recoup the costs.
 
Up north of you in the Port Canaveral area and the ICW there are a lot more dockage spots then boats.

Before you guys decided take a very good look at what kind and level of liability insurance you would need to carry as I remember some of the owners at the community where Loggershead is located complaining about it. I think it was something like 10 mil per slip.

That was the coverage, not premium I hope...!
 
why would private condo owners want strangers walking he property and partying on the boat at all hours. sounds nuts to me.
 
That was their objections also but there'd have to be nazi like strict rules.

I think keeping them for condo owners only wold be the advisable route.
 
FWIW A friend of mine started to look for a fair priced slip for his 34'boat his criteria was for price ,safety ,location. No more Marinas he said but only on peoples personal property...He scored! Boynton Beach ....
The market now is ripe for getting a good deal at private places..

Spoke to a marina employee at the annapolis boat show. He was displaying 6 marina's that were all affiliated somehow. 1 in West Palm, 2 in Ft lauderdale and the others were on the west coast of florida. He told me that peak season, when business is good, the marina's are at 70% capacity. This was good news for me as I will be shopping for price/location and didn't want availability spoiling my picks :)

In the north east, 3 years ago pretty much all marinas had some kind of waiting list. Now, the wait lists have gone away in many places and some slips go empty through the summer but I would hazard a guess of less than 5% (that's accurate at my home marina).
 
Ok, point taken-will shelve the idea for now. I see lots of empty slips across the canal and another small condo domplex.
