Condo Marina - owing your berth - a good thing?

In the Bay two marinas are "condos" where you can own your berth.

Anyone have experience with this? Is this a good thing or trouble? If it was a positive from the boat owners point of view - would we not have more buy verses rent berths?

Are there any berths for purchase in the Delta?

I've never heard of any berths for purchase in the Delta, but you might want to check with the Chamber of Commerce. (916) 777-4041 or inforb2@gr5tcaliforniadelta.org
 
no, around here they are too hard to resell.
 
There are several for sale at Pier 39 at a very good price. The problem is that after you buy your slip, the monthly fees are still high. At Pier 39 you have also the cost of parking in the garage. I think that someone on this board is at this location and he may be able to explain better the financial side of owing a slip.
 
My asking is the marina I am at is converting to condo and selling the slips. Since this is rare in our area I exploring if this is viewed as a good thing from a boaters view, marinas view or both?

If it was a good move I woudl think there would be more slips for sale in place of rentals.

I would never buy a slip, simply because I like knowing I can move if the 'neighborhood' deteriorates. Even at fire-sale prices people are having difficulty selling homes. How do you think it would be to re-sell a hole in the water?!
 
selling benefits the marina company. they get a lot of money, much more than if they sont it as an operating business, no longer have the responsibilities of ownership and usually stay on to operate the marina under contract to thr condo association. What part of that sounds like it benefits the slip owners???
 
Would owning the slip mean you could live aboard, if desired?
 
You could only live aboard if it is one of the approved slips. Each marina gets an alotment of live aboards - I think like 10% of the total slips?
