Feedback on Norfolk & VB Marinas

A buddy of mine wants to move his Carver 506 from Boston to the Norfolk/VB area and would appreciate feedback on some of the Marinas he is looking at. He will need a place that has provisions for Live-aboard since he will also use it as a home/office combo and the needed infrastructure.

Some considerations are Little Creek/Bay Point Marina(s) in Norfolk, Willoughby Harbor*,
Long Bay Pointe in VB*, Tidewater in Portsmouth.

*Not sure these allow live-aboard?

Any feedback and/or other recommendation would be great.
 
If it does not have to be on the NORVA side of the tunnel, Bluewater in Hampton is nice.
 
Another advantage of Hampton is that it does not have personal property taxes on boats.

Not sure where he may want to hole up over the winter. Don't think it will make any difference what side of the tunnel he goes to.
 
Hi,

We have kept our boat at Bay Point Marina in Little Creek since April as live aboards... very happy with it - good facility without "excessive" prices. We are heading to Central Florida with my job early next year, so I'll need to change my handle...

I would think property tax on a Carver 506 would be pretty high and not having to pay it would be a big deal for me.
Wasn't Portsmouth at one time, a no property tax on boats community?
 
Thanks again folks. We're still 'talking' about doing this, but time's running short. November came and is almost gone, so now we're talking early December. Not the most opportune time to make that trip. Would guess we'd have to go up Delaware bay from Cape May and through the canal.

What's the Chesapeake like that time of year? Pilot Charts for December indicate an average sea of 4.5' and 15-25 mph winds predominately out of the north.
 
Tide water in Portsmouth is very nice. We have stayed as transients several times. We regularly use our boat past Thanksgiving on the Chesapeake so it is really just choosing the right day to make the trip down the Chesapeake, but it gets pretty lonely out there come late November, very few boats on the water.
