Theres an article in todays journal news about Ginsburg's hopes to build housing along waterfront in Stony Point.

Nothing is fianl and no actual proposal but there does seem to be a drawing of what it would look like. So could Rumors be comming to surface. Now we will see how the board reacts if a proposal ever makes it to the table.

A board member says there have been attemps to purchase 6 marinas along the water front. Dont have to metion any names but easy to figure out who they would have been...

Seems that the Town of Stony Point is desperate for tax revenue and they are hoping that new condos will bring it.

10 years ago the town would've never gone for the idea, today.........

Ok Guys and Gals, I have some really good news for Penny Bridge Marina boaters. I have from a very good source that we don’t have to worry about them selling out. They are not involved in the talks.

That’s the good thing about a family oriented business. They treat you like family. Well at least I know I have a slip too go to for a while.

Now, lets get this snow out of here and get these boats in the water...
 
Of course that means your slip fees will be going up [:-mischievous]...
 
I have been hearing this Ginsburg stuff for a while now. Personally, I wish he would just go the heck away. All this development he wants to do in Stony Point does not benefit those of us who live there it benefits him...period! I hope the town board does not buy into this, I know the town's people do not! What he wants to do in Stony Point reminds me of what happened in Wildwood & Atlantic City. They used to be super family vacation spots, then up went the hotels in Wildwood and the casinos in AC...now you can't even see the beach unless you are in one of them..and the traffic!!! Building all these condos & townhouses will not help Stony Point like he claims, it will just put more of a burden on us. What the heck are we going to do with all the traffic it will bring, our schools are already bulging with students, we will need more police etc, etc, etc.

I was over at the Harbors last week, and I know lots of people like that style of living, but for me it was a real turn off! There are so many condos & townhouses crammed in there, its people on top of people on top of more people. I just can't handle living like that. I love the fox, deer and turkey in my backyard...even though they eat all my plants, and you can't beat the smell of pine trees by my barn every summer! If they actually go through with this stupid idea, that will be it for me, which really sucks because I spent two years waiting for a job with my company to open up in Rockland County, now that I finally got one it would really suck if I had to sell.

Who would want to spend some big money on a condo and look at a giant wallboard factory and big fuel storage tanks.

Jonathan, I disagree, take Half Moon Bay for example. Hudson on one side, railroad yard in the back, transfer station behind that, landfill to the south. Transfer station is closed, railroad removed the grade crossing at CYC to stop trains from blowing whistles and MNRR has implemented "no-idling" for their trains.

Also, you now have to "show ID" when walking on the "public access" river walk between HMB and the river.

Croton recently spent something like $30,000,000 expanding the three schools....this cost was passed on to all tax payers. It seems Condo tax payers get a significant break (according to a friend who lives in HMB).

They'll build it, strangers will move in and change the area to best suit them....simple as that.
 
Unfortunatly WALSHIE, you are correct. There is a buyer for everything. If he builds it - they will come - and we will go. I really hope it does not happen.

What ever Warren tells you is not worth the breath out of his mouth. But I will get the last laugh in...Called his bluff twice already today. I dont know, maybe move his boat to the back of the pile or better yet tell him the bad news about his transmission. Hummm, now that could be something to think about...

Oh well here goes again...

Mike, thats something to think about, perhaps use a closed bid auction. And the good news is I have Stevens slip as well.I was thinking maybe cut him in for a small cut but the heck with it, what he dosnt know will never hurt him. Besides that all these years of living under my roof he owes me big time.

The tanks are right there on the property line. Plus there is a huge difference between Croton and this town. Westchester vs. Rockland......... Westchester wins.

One of the big attractions of the condos in Croton IS the train. No trains like that on this side of the river.

It wil be many many years before they get to that parcel. Maybe never.

I think your right Johnathon, I dont see US Gypsum going anywhere. They have the ideal spot. River access for unloading stone and have the plant out of the way. Kennedy isnt going as long as USG is there. That knocks PB out of the picture. Who wants a plant in the middle of there complex. Im not sure about the Panco tanks. They have been there a long time but I cant say they wouldnt sell out for the right price. But then you never know. After the plant there is the Park which I believe State or Federal funds where used so it would be very diffucult to get that Piece of property.

Im not so sure that Ginsburg is just going to walk in and get what he wants. And then like I said before, he has to get thru the town board.
 
And if you are residents, and I believe second homes qualify, then you have a right to attend the meetings at the town and voice your opinion. They will milk that property for every square inch they can. Do they have plans for the supporting infrastructure like sewage, roads, etc?

The cleanup on Pancos property is also gonna big bucks. You have no idea what the state can do to you on one of these clean ups. We know the property is contaminated. The boat yard might be as well. Plus the foot print is not very wide. Not wide enough in my opinion.

I hope they have plans for sewage Dan LOL!!!. Everytime it rains super hard, the sewage comes spewing out and gets all over the water front property at SPBM.

Whatever the outcome, it will take a while.
A lot of things can change in the years it will take to plan and start this project, if ever.
I've been in SPBM for 4 years now, and for the kids, it's great. For my vessel, the water is getting a little to low at mid, and low tide for a safe passage. Call me fussy, but I don't like to see mud when I put her into gear. I know the property taxes in Stony Point were increased in the past year. All the Stony Point property owners were hit hard. Only because I'm in SPBM, I see the dockage fees going up for 2008 to cover increased taxes, plus rising expences. The long time boaters, will find other marina's where the cost supports what the marina has to offer. O one more thing, being nice to the coustomers is also inportant. That will also keep a business going.
Looking foward to a great 2007 summer with great friends.

Please don't get me wrong, we love where we are, and hope things will change for the better so everyone can enjoy our best pastime. People don't mind paying for improved service. I also, believe it will remain a marina for the time being.
Faxs are faxs. Although nothing negative has happened to us except the water,I'm keeping all options open. When I asked about the depth of the the water in the marina, I was told (Quote) " O no nothing can be done, the owner does not have friends in town hall to work with them"(Unquote) I don't know what that exactly means but that was the answer. That is not my coments, that is Tony's.

Yeah, Tony was the one saying "gee, it can be tight at low tide going to the pumpout dock", but said "tight" was around 3. Well, not worth worrying about it now, seemed like a nice place and I liked the people. Hell, if it gets sold and the new owners invest a bit, it might even become a showplace -- that'd be slick! Bottom line is that it gets us on the Hudson with all you other (rather crazed) boaters! And you sure can't beat *that* scenery!
