High Tide

Looking at Merrick, built in 2012 with no water from Sandy. Real good elevation - which we like. Everything else was on the north shore, but we'd rather have the boat in the backyard and really enjoy. Did you have water on the first level or the basement?

How are you liking Bellmore?! We were looking there as well. Def great towns.
 
we were in merrick, during sandy 7ft of water in the basement. grown up in both so both great towns, where are you looking in merrick, i know they rebuilt a few homes on shore dr last year.
 
Factor in the need to buy flood insurance into any purchase, and the fact that if the house is not the specified height above the mean flood level, either you raise the house or pay like $9500 a year.
North Shore also has lots of deep water so the tides don't limit you much.
Most of the boats in marinas here were fine, as were most on land.

Looking right around there, but on Clubhouse - prefer the western exposure and the golf course view. I'm quasi superstitious with these things, but as soon as it's locked down I'll be sure to share more details. It has the elevation to carry cost-effective flood insurance. Also, being built to the various new standards, there is no technical basement, and the house did not have any water from Sandy. We think it may be the right move.

We've lived on the north shore before, but we like the boating on the south. Just more our style.
 
Mantle, you don't want to be too close to the golf course, at low tide there is a severve lack of water. I know those waters like the back of my hand so any advice feel free to reach out.

Thanks Walter, We are all good for this storm. We still get a little nervous when the tide keeps rising. In 6 or 7 weeks it will be different.

Wow, water still not going down - this is the highest it's been since the storm started!
 
water was over the bulkheads across my canal this morning and partially in the street from the drains.
 
Very high here in west islip. All bulkheads underwater.
 
SS3 is flooded. Wellwood was impassable this am at the last stop sign

Went down to AYC. Water was high. Some yards were still flooded.
I noticed Cattelman's is boarded up. Used to like that place.
Really sux for people who live near water.
I like higher water levels but not at their expense.
 
Cattleman's (the building) was for sale in September, so not sure if the storm had anything to do with the place closing.

That's a shame. It looked like they were doing a good business. My old slip was the second one south of there. When I docked next door it was an Indian Restaurant, and then a vacant building where local kids would party on the roof.
Cattleman came after I left.
They had several slips on the side, but from what I remember there was no water up at the end of the canal. I turned around up there a couple fo times and the depth finder kept going off.
 
I was out in Patchogue yesterday looking at my new slip. I asked the owner about the difference the new inlet had on tides. He showed me the new high tide stains on the bulkhead. It was a full six inches higher then the old darker stains. Get used to it if they don't close it in.

It would be better if it washed some of the much off of the bottom. That would give us a few inches too.
 
I walked to old inlet this past saturday, and in my opinion they should leave it open. the Bay is clear, yes you can actually see the bottom, not just green and brown water like the past 10 years. secondly, has anyone lobbying to close the inlet actually walked fire island from Smiths point to the inlet? there are NO DUNES. if you close the inlet at old inlet, the next storm will just open a new inlet somewhere else. before a project can begin to close the inlet, the dunes would have to be rebuilt otherwies it's pointless. you can stand at the edge of the ocean, and see Bellport with no dunes blocking your line of sight.
in my opinion, the money would be much better spent raising the bulkheads and backfilling them along the areas that are flooding, and not waisted filling in an inlet that will reopen again.
I feel very bad for the people along the shore that are dealing with water coming into their houses, but no one forced you to buy a house on the water, and for years I have heard that sea levels will rise due to the melting ice caps.
Hypothetically speaking if the inlet is closed, and the water levels do not lower, whats the next step?
