Commuter trains do not run all night long, are much shorter trains compared to freight trains, virtually no ground vibration compared to freight trains and probably 1/10th the noise level.

But Wayne has built such a great marina I'm sure the condos will follow suit...
 
So....Does anybody know what happened at the meeting last nite? Do we have a new getaway destination?

I did not see anywhere that it was approved or was even discussed. Still waiting for someone to enlighten us. BTW, Dont buy the unit below mine if you want to get any sleep. You know how I like to party all night. :)

David Zigler of Atzl, Scatassa & Zigler P.C. and Tim Miller of Tim Miller Associates presented to the board. The current plan is to build approximately 300 condo units over a span of 30 acres of waterfront property. Miller said it is a “proposed two-phase” project, which will require some zone changes to be made by the board, if they are interested.

Of the 300 units, 79 are proposed as one bedroom, 191 as two bedroom and only 30 as three bedroom. Supervisor Geoff Finn said he liked this because the town had to be cognizant of school district costs that would come along with attracting families with kids, those being the most likely to purchase three bedroom homes.

Finn also said he expected a lot of “snowbirds” to be attracted to the location. Snowbirds are people who live six months in Florida and six months in New York.

Some highlights of the project would include a waterfront walkway and esplanade that would be accessible to the greater community, food kiosks, a new yacht club and marina, and two brand new restaurants.

Miller noted that the plan accounts for new stormwater drainage requirements implemented after the state realized that stormy weather is probably here to stay. He said the development is in very preliminary stages and at least 18 to 30 months away from a possible groundbreaking.

The project will be implemented in two phases if it goes forward, the first phase bringing in 162 units of housing and the second phase 138. Miller described the condos as “beautiful, residential” and “a destination type” of project.

Supervisor Finn was eager to point out that the condos would only be three stories high, not five as Haverstraw Harbors are. He said the Haverstraw Harbors are “a monstrosity” compared to what Stony Point envisions these condos to be.

Some residents were worried about losing their view of the Hudson, which the planners said should not be the case.

Does indeed huh John? Maybe he feels it is a "compromise" since only a handful of units would surely attract families with school age children. New yacht club/marina & restaurants nice & if they really can bring in revenue with minimal/no increase in school costs, I would consider that a viable compromise although I know many who would not & are opposed to mass building..period! I would rather not see all that housing there personally but it is what it is. I guess Finn feels he would be covering all bases with this project.

Guess we'll just have to see where it goes. All I know is I am damn excited to be going home to Jersey soon!!
 
How many restaurants have failed at that location in the past 5-10 years?

Good answer Mike! So true.

There was one guy that almost made it work but then Wayne screwed him over, which is what he tends to do to anyone who partners with him, and the chief/operator moved up to Middletown.
 
Most of the "restaurants" previously in that location were hardly restaurants, more like snack bars. I never went to the most recent one but heard loads of people say the service was often awful & wait time very long even during slow periods. Good food/service, reasonable prices & the great location are going to bring people in even in a sluggish economy. When Gene was at SPBM we toyed with the idea of me opening that restaurant, but the amount of work & expense to bring that place up to a standard where you can make quality food was more than I cared to get involed with. Ever see that kitchen???
 
The kitchen was completely "redone" after Gene left Judy. That's the guy that almost made a decent living at that place. Of course as soon as the traffic started to come, Wayne changed the agreement and made it impossible for the guy to continue there.

I just read a recent Boating On the Hudson magazine and was not surprised to see that SPBM was no longer advertising. I guess they must be full this year?
