SPBM

Well you guys know we have dockominiums in Croton (HMB). Most people laughed...a few bought. The ones that bought are laughing now.

I'd assume before going to dockominiums, they would have to dredge and fix up the place...or at least they should. This might not be the worst thing for the area. From what I hear, an association of owners could run a marina better than it's run now.

Chris, Chris, Chris. How many times do we have to tell you. Rockland is no Westchester. Really. We are the blue collar county. Go to Barnes and Nobel and find one of those 'where to move guides'.

Westchester NY, Bergen County, NJ "Affluent, ritzy areas"

Rockland "Blue Collar workers, not many ritzy areas"

No kidding.

It's just not the same over here.

It would never fly in that shallow bay.

Wayne, did they give you a company name or location? Or just Brian? I would prefer to use a company rather than someone who freelances. Last year SPBC used a company that was based in the wealthy Westchester area refered to. Jonathan before you jump on me as well I need to have it done again this year due to a back/knee injury from a car accident. In prior years I always did my own spring cleaning/waxing but I would be in agony if I tried it this year. Maybe next year I can do the old wax on - wax off myself

Perhaps you are correct Jonathan. After all, we are the number one taxed county in the country and we do house BJ Clinton and his husband...(coincidence? I think not!).

Irregardless of the land it's attached to, the Stony Point area (including Haverstraw) is one of the few places with marinas. Going South to the GW Bridge, there is the area near the TZ bridge (Nyack and Piermont) the two built into the Palisades. Going North, there's a small place near West Point and that's it until you get to Newburgh.

Back in the 1980's, condos at HMB were foreclosed upon and a few smart residents picked up investment homes for a song. In the mid 90's, dockominiums were selling for $50k and many also thought they wouldn't be a viable investment. That same slip costs $120k today. In fact, a local "blue collar guy" won the local watering hole's football pool. People laughed at him as he used the money as a down payment on a slip. He's since doubled his money.....that's all I'm saying. Time will tell.

Oh, and by the way, Croton was a big "workingman's town" as well. Most people living here either worked for the railroad or were tradesmen. In fact, the village was founded by Irish/Italian immigrants who moved here during the building of the dam in the early 1900s. As you know, it later housed the Croton Dump so it was NOT popular for quite some time. Now there's a polarization between new Croton; yuppies who move in and want to raise taxes in order to build bike trails, kyack launches, subsidize hybrids, etc and old Croton; folks who grew up here, work for the railroad and can't afford the damn place.

Chris, don't be fooled, those guys who work for the RR make plenty of money!

We hear there were interesting developments at the CBYC meeting...anyone know what happened?

There were several:
It was announced that Wayne did purchase the SPBC. It was to have closed last week but some papers were not signed by some shareholders so it will not happen until this week. Wayne attended the meeting, and spoke to those of us who were there. He said he will be keeping it as a marina, and detailed out some of his short term plans. He may be willing to sell some shares of the place as well, but offered no details. When you consider that the SPBC shares sold for $1,000 in the late '70's, and the investors just picked up 40K per share it was not a bad deal. Plus they received some income over the past 30 years.....

It looks 99.9% true that Gene will be back as the mgr. once Wayne takes control. Tony will also be staying on as asst mgr

Fernando has stepped down as the faithful leader of CBYC, and they want a volunteer to run for the position.

Time will tell, but if Wayne is true to his word, it may just return to being a great place. For the sake of boating in the SP area I hope he keeps his word.

From what I understand, it's going to be easier said than done...going to be a tough fight to get condos approved.
Makes me soooo happy to be out of "ajita city", and hopefully looking at a relaxing season with many visits from grandkids and copious consumption of spiritus fermenti.
BTW, have you seen the new docks at Patsy's? They are doing a REALLY nice job!

Everyone in town that I personally know..myself included..is letting Village Hall know we do not want a condo developement approved on that property. Residential building in Stony Point is already taxing our infrastructure, a condo develpoment would pretty much demand more schools, cops, roads, etc. Include the Mirant issue into that mix and you have the highest taxes in Rockland. Three of my friends have already chosen to move on to greener pastures and a number of older neighbors have left or are about to because they were just starting to get squeezed too tight. It's getting very hard to live in Stony Point on a "normal" or average salary.

Based upon what I have heard from people who live in SP and who were at the Town Board Meeting, I agree. They are not very willing to grant the zone change with all the additional bullets they are dodging in the town. I hope they can keep the area as a boaters haven while keeping in mind how much $$ the boaters bring to the community, all the while expecting very little in the form of services back from the town.

Keeping it as a "boaters haven" as you say is exactly what most of us want to do. The people in the local marinas keep some of the Stony Point business afloat..pardon the pun. Stop & Shop is one. A manager I knew who used to work there said the summer months with the boaters carried him. A local booze store told me the same thing. And there is a Stony Point chinese place I see delivering to Haverstraw marina all summer long. Not to mention people who come to Stony Point just to take that great drive along River Road then stop at Hoyers for ice cream or Fiesta for a margarita. C'mon, you can buy a condo anywhere, but there are less and less places everyday you can experience nature and breath fresh air...no bowline/lovett smart remarks please! Leave the marinas alone Wayne...keep building your developments in Orange County!

Well, I guess we have new owners at SPBM.
No one knows what the future holds for the marina, but one thing is now known. Within 4 days of new ownership we had new sand on the beach for the kids and the playground was fixed and looks good. We had been asking the old owners for sand there for 3 years, and it took 2 seasons just to get a new canvas top on the swing set. Lets just hope that the inprovements continue. I belive they will for a while so the money keeps rolling in.

Met Gene this past weekend, and was very impressed -- helped me out of a small jam. I'm looking forward to see what else develops. Apparently they're looking for some synergies between Willow Cove and SPBM -- sharing mechanics, detailers, and the like.

My uneducated guess is that the 2 marinas will become one operation. Just doesn't make sense with boating overall on a downside that 2 service departments 2 offices, etc are needed anymore. He is already removing the eyesore of a fence between the 2 marinas so I'm guessing it is just a matter of time before they are a single operation.

You are all correct. The fence is being removed, and the office moved to the big building on Wayne's old marina road, as will the repair area. The current office will be made into a game room. They will be opening a resturant again, and he is pushing to dredge the bay. A new seawall is also going to be installed (12' wide) so larger boats can also tie up. The play area has been improved as has the beach, and this was done even before he officialy closed on the property on Friday 5/11. He also belives that the Cannonball dues should go to the club, not to SPBC like the prior owers believed. Bravo as he is spending money to make the place great again. It looks like a lot of us will be staying for a while.

What do they get a foot? My family used to keep a boat at Willow cove back in the late 80's and early 90's, and likedd Wayne. I would be interested in getting in there if it was priced right.
